Situated in a picturesque neighborhood, on a beautiful tree-lined street, this residence features exceptional curb appeal. The first impression of the home encompasses the mature landscaping, beautiful original stained glass windows, an iron-gated entry, and a welcoming covered front porch.

The home features two bedrooms, a renovated bathroom, and a bonus room upstairs, with another bedroom and bathroom in the finished basement. The finished basement includes a versatile flex space that can be used as a den or entertainment area, adding to the homes functionality. There are many updates to note, including newly installed kitchen tile backsplash, a new furnace and sump pump in 2022, PVC sewer line (recently inspected for buyer’s peace of mind), fresh paint throughout the interior of the home, and newer insulation in the upstairs office. There is new, stain-resistant, premium-padded carpet downstairs. The front and backyard are fully fenced! The front yard has a Japanese maple, and a Hibiscus ‘Helene’ Rose of Sharon bush that blooms beautiful white roses this time of year.

With being close to the Three Bridges area, Stadium District, Proctor, and 6th Ave, this home offers the perfect combination of tranquility and accessibility to vibrant local amenities, which I will elaborate more on, below!

To expand on location, this home is near the University of Puget Sound (10-15 minute walk), the Three Bridges area (about a 12-15 min walk to Lander Coffee!), Stadium District (4 minute drive to Wright Park), Proctor District (5 minute drive to Metropolitan Market for groceries), and 6th Avenue (10-15 minute walk to Field Bar).

One of my favorite cafe’s is only 4 minutes away- the Rosewood Cafe is a quaint neighborhood cafe tucked in Tacoma’s Historic Stadium and Proctor Districts. The Grand Cinema is a 6 minute drive away and hosts special events like the Free Outdoor Movie Series, Free Family Flicks, Weird Elephant late-night movie screenings, and Science on Screen. You are close to all of the small businesses in Proctor, Stadium, and the 6th Ave strip, while living in a quiet neighborhood near the University. It really is the best of both worlds in this neighborhood!

“We loved this friendly, walkable neighborhood with its easy access to great restaurants, cafes, and shops on 6th Ave! Our daughter enjoyed the close-by Grant Elementary playground, and biking around the idyllic UPS campus. We put great care into this gorgeous home and hope the next owner cherishes it too!” -The Sellers

I could write an entire blog post about all of the great local spots nearby… but there is plenty to write about on the home itself!

First off, you step into a spacious foyer that offers both functionality and style, with ample room for bench seating and space to organize your belongings. It is nice to have a proper entryway for you and your guests to settle in, remove your shoes, and set down your personal items before entering the living space.

Right when you step into this Craftsman, you will start to notice all of those charming, classic details that make these homes so sought-after. Box-beamed ceilings, a wood burning fireplace, built-in cabinets, stunning original stained glass windows, a formal dining space, and softwood flooring.

Between the freshly painted interior, generous ceiling height, and those large, beautiful windows, the living space feels light, bright, and generously sized!

The stained glass windows are something the sellers really appreciate about this home. I appreciate the ample amounts of natural lighting those lovely stained glass windows provide; and for me personally, the ceilings make quite an impression- the style and the height! Some folks love the old style homes, but are too tall for them, and the layouts can sometimes feel cramped… not here! The ceilings are high, and the layout is super functional; the space is laid out so well!

The kitchen is to the right of the formal dining space.

The sellers just had the kitchen backsplash tile installed this year! The kitchen is bright and clean feeling, just like the living room. Note the recessed lighting and the generous amount of natural light from the kitchen windows.

Another charming original detail to note is the original built-in ironing board to the right of the back door, which is now used as a spice rack.

The main bedroom is upstairs, and generously sized. When I first toured this home the sellers told me how much they loved the stained glass windows in the bedroom.

Around the corner and to the left, there is a space to walk-in that the sellers used as a closet.

The room has recessed spaces on both sides of the room. Opportunity to create a meditation corner, journaling spot, or a reading nook! If you’d rather just store more clothing you could easily fit dressers in both.

There is a second bedroom upstairs. I love the wainscoting wall, and wallpaper that my clients picked out! The wallpaper is, “peel and stick” easy-apply, easy-removal wallpaper.

The freshly painted upstairs bathroom! The sellers had the modern tub/shower combination and new tile flooring installed in 2021.

There is a bonus room upstairs that the sellers used as a home office. Again with the cute wall paper on the accent wall! The current owners recently added insulation into the ceiling of this room.

There is a finished basement that has a generous amount of flex space that could be used as a den, additional home office, or entertainment space. Perhaps a teenager who would like their own apartment-style room with their own bathroom… or it could be a great option for multi generational living.

There is a spacious, private room in the finished basement as well. The sellers had used it as an exercise room, and the flex space as a kids playroom. There are many options for this level, and the work the sellers put into it makes it feel like a finished space that you want to be in.

The second bathroom is in the basement. It is a nice sized bathroom with a shower, washer and dryer.

The utility room in the basement is where the tankless water heater, high efficiency furnace, and sump pump are.

Here’s a peek into the fully fenced and landscaped backyard.

There is another Japanese maple, raspberries, and blueberries!

The patio currently has a large outdoor dining set, with plenty of space to walk around it.

Entry into the detached garage from the home is super quick! Making it convenient to park in.

The one car, detached garage that can accommodate a small SUV!

The sellers liked that the garage has a significant amount of storage space, and a work bench.
